Renting a Villa in Marrakech: What to Check Before You Pay

Real capacity, included services, full budget, security deposit, and contract: key points to lock down before booking a villa in Marrakech with family or a group.

Booking a villa is not like booking a hotel room. The cost is higher, cancellation policies differ, and you're often dealing with a private owner rather than a central reservation system. While there's nothing to worry about, there are five or six crucial points to confirm before making a down payment.

The Advertised Capacity Is Not Always the Real Capacity

A simple rule: two people per bedroom, and a sofa bed doesn't count as a proper sleeping arrangement.

A villa advertised for "10 people" with only three bedrooms won't live up to its promise. Look at the number of bedrooms and bathrooms, not just the theoretical maximum capacity.

If you're traveling with children, ask about connecting rooms, whether the pool is secured, and if baby cribs are available. For adult groups, the ideal setup is a suite with a private bathroom for each couple – that's what distinguishes a true luxury stay from a shared holiday house.

What "Serviced Villa" Means to This Particular Owner

The phrase itself is vague. Ask these questions:

  • Is staff included in the price?
  • Can meals be prepared on-site, and how is it charged — groceries separate, flat rate per person, or à la carte?
  • Is linen changed during the stay?
  • Is someone contactable during the stay, and in what language?

A villa with a chef changes everything for a group: dining at home is often more cost-effective than a restaurant, and it avoids the daily debate of "where should we eat tonight?"

The Complete Budget, Not Just the Rent

ItemEstimated Cost
Groceries if meals prepared on-site€15–25 / person / day
Airport transfer€20–40 per trip
Daily driver€60–90
Excursion (Ourika, Agafay, Essaouira)€30–80 / person
Green fee if golf stay€60–120
TipsCustomary, plan ahead

Divided by the number of participants, these costs quickly become manageable. This is precisely the advantage of a villa stay, and a full cost comparison can be found in villa, riad or hotel in Marrakech.

The Security Deposit

All villas require one. At Villa Soukarya, it's €1,500, paid by cheque upon arrival and returned at the end of your stay if everything is in order.

Regardless of the villa, ensure three things are clarified: the exact amount and method of deposit, the refund timeframe, and what is considered damage versus normal wear and tear. An owner who avoids clarifying any of these points is an owner to avoid.

The Contract

Even for direct bookings, insist on a written contract. It should specify the dates, number of occupants, total price, included services, security deposit, and cancellation conditions.

A deposit of 25 to 30% upon booking, with the balance due before or upon arrival, is standard practice. However, a request for full payment six months in advance without a contract is a red flag.

Also, ask for recent photos or a video call if the website only shows a few. Our photos are in the gallery and detailed room descriptions are here.

Organizing Your Group Without Conflict

Four habits that prevent 90% of friction: a single point of contact with the owner; a common fund set up from the start for groceries, the driver, and extras; rooms assigned before arrival, never on-site at midnight after a flight; and free time in the itinerary, because eight people don't always want to do the same thing every day. Draw inspiration from our 5-day itinerary and leave some gaps.

If your group arrives on multiple flights, inform the villa: this affects transfers and the first meal.

The Season

March–May and September–November: ideal conditions, book early. December–February: mild during the day, check for heating. June–August: hot, but this is when a private pool truly shines, and rates are often more attractive. More details are available in when to visit Marrakech.
